Balconies, loggias and terraces – sealing balconies and terraces under tiles

Balconies and terraces are constantly exposed to rain, snow, frost, sun – in short, a full range of atmospheric factors. Without proper protection, water penetrates the balcony slab, causing concrete corrosion and tile detachment, and in winter, ice breaking apart grout and tiles. Sopro DSF 423 is particularly recommended for balconies and terraces precisely because of its resistance to such conditions. We use it as under-tile waterproofing – meaning we apply it to a concrete screed or an old tile subfloor, and only then do we lay new tiles on it. The mortar creates a flexible, waterproof membrane under the cladding that protects the substrate from water and protects the structural layers of the terrace.

Practical examples of application on a balcony/terrace:

  • Renovation of an old balcony without removing tiles: Sopro DSF 423 is excellent for renovation using the "tile-on-tile" method. If the existing covering is stable (not delaminating), it is sufficient to degrease, sand or prime it, and then apply a layer of DSF 423 sealing mortar. Where exactly do we use it in the bathroom? On the floor and on the walls in areas exposed to water contact. This primarily applies to the entire bathroom floor, as well as the walls in the shower cabin (also walk-in), around the bathtub, sink, etc. Under-tile waterproofing with DSF 423 creates a flexible "tub" that stops water from penetrating the substrate. Sealing the bathroom floor is important because water can run down the tiles and accumulate at the edges or corners – if it penetrates the screed there, it can migrate far beyond the shower area itself. Several features of DSF 423 particularly important in the bathroom: it is resistant to fungi and mold (it does not contain ingredients that promote the growth of microorganisms), and also resistant to detergents, soaps, and varying temperatures. Importantly – the mortar is safe for typical bathroom substrates: it can be used to insulate plasterboard (e.g., WC frame casing or a partition wall under the shower) and aerated concrete blocks, which are often used to build bathroom walls. Both of these materials are absorbent and require protection – DSF 423 adheres perfectly to them and provides protection against water.

Example of use in the bathroom: Imagine a general renovation of a bathroom in an old building. We chip off old tiles, uncover cracked screed and moisture-soaked plaster. Before laying new tiles, we apply Sopro DSF 423 to the entire floor and to the walls of the shower cabin up to a height of about 2m, and around the bathtub up to a height of min. 30 cm above the level of the bathtub. A special cuff/tape (more on this in a moment) is embedded in the corners and at the pipes. After the insulation dries (within a few hours), we can calmly glue the tiles – we are sure that now the bathroom will be waterproof, and our Sopro tiles and grout will remain clean, without efflorescence and mold. It is worth noting that even the best bathroom grout will not replace proper waterproofing – grout can minimally allow moisture to pass through, which is why under-tile sealing is so important. Swimming pools and water tanks – sealing concrete pools

A swimming pool (whether indoor or outdoor) places particular demands on waterproofing. Other interior and exterior surfaces

In addition to the main areas mentioned above, Sopro DSF 423 will work wherever a thin-layer waterproofing under coverings is needed. A few additional examples of applications:

  • Heated floors (underfloor heating): The mortar is flexible and withstands cyclical expansion and contraction of the substrate with temperature changes. This means it can be safely used on screeds with underfloor heating, e.g., before laying tiles in a heated bathroom or on an insulated terrace. DSF 423 bridges micro-cracks and reduces stresses, thus preventing thermal cracks from transferring to the tiles.
  • Old coverings as a substrate: As already mentioned, the product adheres to old ceramic tiles, terrazzo, or stone cladding, allowing for new sealing and cladding to be applied over them. This opens the way for renovating balconies and terraces without chipping off existing layers. It is important that such a substrate is strong, clean, and properly primed (for smooth tiles, a contact primer to increase adhesion is recommended, for example).
  • Gypsum and absorbent substrates: In new construction, bathroom walls are often made of plasterboard, and suspended ceilings of gypsum boards. These materials absolutely require water protection because they are absorbent. Sopro DS 423 can be applied to gypsum boards, plasterboards, gypsum plasters – after prior priming (e.g., Sopro GD or UniPrimer). This provides reliable waterproofing, for example, on a plasterboard wall under a shower. The mortar is also suitable for cellular concrete (aerated concrete) – which is often used for partition walls in bathrooms. After plastering such a wall, DSF 423 can be applied for waterproofing.
  • Building contact with the ground: Although Sopro also offers special KMB masses and foundation foils, DSF 423 can be used for insulating plinths, basement walls from the inside against moisture, and other surfaces exposed to occasional contact with water. The documentation mentions the possibility of using it under screeds (e.g., in a bathroom, a screed laid on a waterproofing layer, if there is no insulation under the screed) and for sealing building elements in contact with the ground against non-pressurized moisture. However, it should be remembered that for waterproofing foundations under constant water pressure, there are other dedicated materials (bituminous, etc.). DSF 423 is more suitable as additional internal sealing for cellars, garages, etc., where the wall might draw moisture.

As you can see, the range of applications is wide – from sealing concrete terraces, through bathrooms, to unusual scenarios. However, the product should always be used according to the manufacturer's instructions, about which more in a moment. How to prepare the substrate and correctly apply the product?

For Sopro DSF 423 waterproofing to fulfill its role, several rules related to substrate preparation and application must be observed. Below, we present step-by-step instructions on how to correctly perform sealing using this mortar:

  1. Substrate preparation: The surface to be sealed must be load-bearing, clean, and reasonably even. Remove all loose elements, remnants of old coatings, dust, grease, paint, or other substances that could weaken adhesion. Any defects or larger unevenness should be repaired beforehand (e.g., with a leveling mortar Sopro AMT 468 or self-leveling screed). Absorbent substrates (such as concrete, cement plaster, cement screed) should preferably be primed with Sopro GD 749 to bind dust and reduce absorbency. Gypsum or anhydrite substrates must be primed (e.g., Sopro HE 449) – moisture from the mortar must not be absorbed too quickly. If old tiles are to serve as the substrate, make sure they are firmly attached; degrease them (e.g., with detergent, acetone), wash, and dry. It is good to treat such a surface with a contact primer (adhesion promoter) to improve the mortar's adhesion to the glaze. Remember: the better the substrate is prepared, the better the bond of the waterproofing.
  2. Securing critical areas (tapes, corners, cuffs): Before applying the actual sealing layer, it is worth preparing and planning the placement of sealing tapes. Sopro tapes (e.g., Sopro AEB 148/120/10) are used to reinforce waterproofing in areas such as floor-to-wall junctions, internal and external corners, expansion joints, and around floor drains. In addition, special sealing cuffs are available for pipe penetrations (e.g., for concealed faucets or drains). Cut the tapes/corners to the appropriate length. Then apply a first, thin layer of DSF 423 mortar point by point in these areas – e.g., in a wall/floor corner – and embed the sealing tape into the fresh mortar, pressing it firmly (use a brush or a smooth trowel). Smooth out excess mortar so that the tape is completely encased from underneath. Similarly, install cuffs on pipe connections – spread around the pipe, apply the cuff, and press it down, securing the critical penetration. After all tapes and corners are embedded, wait a few minutes for these localized layers to dry slightly.
  3. Preparation of the sealing compound: Time to properly mix components A and B of Sopro DSF 423 mortar. A standard set is a 24 kg bag (component A) + an 8 kg canister (component B) – i.e., a weight ratio of 3:1. In practice, we pour the powder into the liquid (never the other way around) and mix with a slow-speed electric mixer until a homogeneous, lump-free mass is formed. Mix for 2–3 minutes, then wait about 5 minutes (maturing) and briefly mix again. The consistency should be thick but pliable – so that it can be spread with a brush/roller without dripping. The pot life after mixing is approximately 60–90 minutes (depending on temperature), so try to mix only as much as you can use within that time. The ready mortar is gray in color. Note: do not dilute the components with anything other than what is in the set – the liquid component already contains polymers in the correct amount.
  4. Applying the first waterproofing layer: Dip a brush or paint roller into the mixture and apply evenly over the entire substrate surface. A steel trowel (spatula) can also be used – the choice of tool depends on preference. It is important to rub the mortar thoroughly into the substrate so that it fills all pores and irregularities well. The wet layer thickness is approximately 1 mm. Try to maintain uniform thickness over the entire surface. In places where tapes were previously embedded, also cover them with a layer of mortar. The first layer is intended to bond with the substrate and create a base for the subsequent coating. Avoid leaving exposed fragments – everything must be covered with a continuous layer. After application, wait for initial drying. At room temperature, this takes about 2 hours (until the surface becomes slightly dark gray and matte). In cooler conditions or with poor ventilation, it may take longer (3–4 hours). Do not rush with the next layer, as a too-wet first coat could be damaged during the application of the second.
  5. Applying the second layer (and subsequent ones): Once the first layer has dried, it's time for the second. We apply it perpendicular to the direction of the first application – if we previously painted vertically, now horizontally, or vice versa. This helps to evenly cover any imperfections. The second layer should have a similar thickness (~1 mm wet). This time, we achieve the target watertightness. The total, final thickness of all layers after drying should be a minimum of 2 mm (wet approx. 2.5–3 mm). This ensures the coating will be watertight and durable even with such a small thickness. If in some areas, e.g., on corners with tape, it is difficult to achieve the correct thickness with two layers, a third layer can be added locally. In general, however, 2 layers are usually fully sufficient. Avoid very thick single layers (>2 mm at once), as they may crack during drying. It is always better to apply several thinner layers than one too thick.
  6. Drying and inspection of the coating: After applying the last layer, let it dry. Sopro DSF 423 becomes rain-resistant after approximately 2 hours, so if you are working on a balcony and a transient rain occurs, there is no need to panic – the insulation will hold up. However, full drying (curing) is a longer process. The manufacturer states that foot traffic is possible after approximately 4–6 hours, and full curing occurs after 7 days. In practice, on a balcony or terrace, it is best to protect the fresh coating from intensive use, impacts, or frost for several days. Indoors (bathroom), 1 day of peace is sufficient. It is worth inspecting the dried membrane – it should be continuous, uniformly gray, without cracks or translucency. If you notice an unpainted spot somewhere (e.g., a lighter patch of the substrate), you can apply another layer locally. Properly executed waterproofing should look like a smooth, elastic rubber-like coating covering the entire surface.
  7. Installation of coverings (tiles) on the seal: Once the sealing coating has cured (usually the next day), tiling can begin. Choose a suitable Sopro tile adhesive, adapted to the type of covering and substrate. For balconies and terraces, highly elastic, frost-resistant adhesives of class C2 S1/S2 are recommended – e.g., Sopro S-Flex Mega. Sopro adhesives for stoneware, Sopro for stone, or Sopro for clinker will transfer thermal stresses and ensure durable adhesion of tiles to flexible waterproofing. In bathrooms, for example, Sopro S-Flex 201 (flexible adhesive for tiles/stoneware) or fast-setting Sopro S-Flex Express can be used. It is important that the adhesive is compatible with the insulating substrate – Sopro adhesives are designed for this. Tiles are adhered using a method adapted to their format (for large tiles, a combined method is recommended, with a thin layer of adhesive also on the back of the tile). Make sure there are no empty spaces under the tiles – full support with adhesive mortar will minimize the risk of damage under load and eliminate areas where water could collect. Grouting of tiles is done after the adhesive has set – usually after 1–2 days.
