Designing and installing durable roof coverings on industrial and warehouse buildings, as well as modern single-family homes, requires the use of materials with the highest degree of reliability. Among the solutions dedicated to flat roofs, a special place is occupied by PVC roofing membrane (often also referred to as PVC roofing membrane). This is a technologically advanced solution that revolutionizes the approach to waterproofing, offering many years of tightness, resistance to atmospheric factors, and excellent mechanical parameters.

In this article, we will take a closer look at the specifications of synthetic roof coverings, analyze their advantages, describe the installation process of new systems using the example of Sikaplan technology, and discuss the natural course of events in a building's life cycle – namely, the process of faultless renovation and repair of existing membranes using Alchimica liquid waterproofing systems.

What is a PVC roofing membrane and what are its advantages?

A modern flat roof membrane made of plasticized polyvinyl chloride (PVC-P) is a single-layer, synthetic roof covering. Thanks to the presence of special elastic components, it exhibits exceptional resistance to extreme temperatures, and thanks to the integrated reinforcing insert (e.g., polyester mesh or fiberglass), it guarantees dimensional stability and resistance to stretching and punctures.

The most important advantages of PVC systems include:

  • Absolute tightness and uniformity: sheets are joined by hot air welding, creating a monolithic barrier against water, much more durable than classic glued joints or overlapping felt.
  • Durability and UV resistance: high-quality coatings are fully resistant to solar radiation, aging processes, and aggressive environmental factors (including acid rain).
  • Low self-weight: unlike multi-layer bituminous coverings, synthetic roof foil made of PVC minimally burdens the load-bearing structure of the building, which reduces the costs of the roof structure itself.
  • Fire safety: these membranes are self-extinguishing materials and have high external fire resistance classes.

Application of a new membrane: Sikaplan mechanically fastened roof system

When choosing technology for a new facility, it is worth opting for proven system solutions, such as Sikaplan (our offer includes, for example, Sikaplan G-12 and Sikaplan G-15) – renowned PVC membranes designed for mechanically fastened roofs. The installation process is efficient and independent of advanced wet works:

  1. Substrate preparation: a vapor barrier (often a dedicated vapor barrier foil is used here) and thermal insulation (e.g., hard PIR, EPS boards, or mineral wool) are laid on the load-bearing structure (e.g., trapezoidal sheet metal or concrete slab).
  2. Laying membrane sheets: Sikaplan system rolls are unrolled perpendicular to the direction of the trapezoidal sheet metal folds or along the slope of the concrete substrate.

Installation tip: thermal welding does not require the use of an open flame (torch) – which significantly increases fire safety on the construction site.

When is it worth choosing a PVC membrane, and when is another solution better?

Choosing a PVC membrane as a roof membrane is an optimal decision for large flat roofs (production halls, logistics centers, supermarkets), where installation time and minimization of structural weight are key. It also works ideally where aesthetics are important (membranes are available in light grey, which additionally reflects solar rays and lowers the building's temperature – the so-called Cool Roof).

However, for roofs with very complex geometries, with a huge number of ventilation chimneys, skylights, and installation penetrations, or in facilities where breathable insulation for walls and pitched roofs is required (where a classic breathable membrane dominates), architects may lean towards liquid systems or dedicated underlays already at the design stage.

The natural life cycle of a roof: when and how to repair an old PVC membrane?

Years of use, constant thermal stress on the roof, and mechanical damage (e.g., during air conditioning servicing or snow removal) mean that even the best synthetic coating eventually loses its plasticizers, becomes rigid, or develops micro-cracks.

However, this does not mean the necessity of costly, troublesome, and risky removal of the entire covering. Renovation is a natural course of action in the life cycle of an investment. FAQ - Frequently Asked Questions

What is the difference between the terms "roofing foil" and "PVC roofing membrane"?

In colloquial speech, these terms are often used interchangeably. However, a professional PVC roofing membrane is a thick (usually 1.2 - 2.0 mm), reinforced material intended for the final covering of a flat roof. In contrast, thin roofing foil (e.g., breathable) is mainly used as an underlay for roof tiles or metal tiles on pitched roofs.

Can a new PVC membrane be welded to an old, several-year-old coating during spot repair? 

This is very difficult and often ineffective because the old membrane has lost plasticizers and undergone surface oxidation over the years.
